Stewardship Hospitality Pilot
A dual-entity model pairing a 4-room boutique bed-and-breakfast (operated by a Public Benefit Corporation) with an independent 501(c)(3) conservation non-profit. Co-located on 11 acres of riparian landscape along the Quaker Creek corridor in the Village of Florida, Orange County, NY — within the Black Dirt Region at the headwaters of the Wallkill River watershed.
The site contains state-regulated wetlands (DEC Wetland WR-21), mapped floodplain, and documented endangered species habitat, including the cricket frog (Acris crepitans) — the property's namesake. The PBC operates commercial eco-tourism above a do-no-harm floor. The non-profit conducts habitat restoration, watershed monitoring, and ecological education. Separate governance, separate funding, shared landscape.
Pre-Development Work Product
The entire body of analysis — 300+ pages — was built as a single-operator effort, from land option through entitlement strategy:
Revenue target: $250K–$350K gross at stabilization. Rate positioning: $275–$395/night. Three revenue streams: lodging with included daily programming, small-group workshops, and cottage goods.
Barayin & related initiatives
The Hebrew word "ayin" means "nothingness." Barayin is an ecosystem of projects built from the ground up — an initiative to replace the current socioeconomic paradigm with one that is more sustainable, holistic, and less hierarchical, leveraging blockchain technology and natural language processing.
The Guild Association
Modern guilds for independent contractors. Member-owned, cooperatively governed organizations that serve the people doing the work — an alternative to platforms like Uber and Upwork whose primary obligation is to shareholders. The economy is shifting back toward independent contracting; guild infrastructure should shift with it.
